Green-built Austin home

Two decades in construction, new build and building performance — brought to every walkthrough, on every property, before you write an offer.

About Marc

He came to real estate through building

Marc Richmond has spent two decades in construction, new build and building performance. He has read plans, walked sites, and worked around framing crews, envelopes, mechanical systems and finish work — and he teaches builders across the United States how to build green.

That career did not stop when he moved into real estate; it became the reason clients call him. Every property he walks is filtered through the same trained eye: is the foundation moving, are those drywall cracks cosmetic or structural, is that stain an old resolved leak or an active one, was the HVAC sized for the square footage. He knows the difference — and he knows what the fix costs.

The Builder Advantage

What Marc Looks For That Others Walk Right Past

01

Structural Integrity

Foundation movement, roof lines, load-bearing walls and framing quality. Which cracks are cosmetic, which are not, and which are worth walking away from.

02

Systems & Mechanicals

HVAC sizing, electrical panel age, plumbing materials and water heater condition — what is at end-of-life and what the replacement actually costs.

03

Water & Moisture

Hidden water damage is the most common surprise in a home inspection. Stains, soft spots, efflorescence and tape-and-paint cover-ups get found before the offer, not after.

04

Energy & Green Performance

Insulation, air sealing, rainwater catchment, solar potential, materials and indoor air quality — evaluated against what the spec sheet claims. LEED-AP, and a national green building instructor.

Common questions

How does Marc's background as a builder benefit buyers during a walkthrough?

Two decades in construction and building performance mean he knows how homes are put together and where they fail. On a walkthrough he assesses structure, mechanical systems, moisture intrusion and likely renovation cost in real time — so you go into negotiation with a clear picture of the home’s condition, often before a formal inspection.

Does he walk new construction?

Yes. Production builders move quickly and items are often incomplete or installed incorrectly at the final walkthrough. Marc reviews a new build the way a peer contractor would, and recommends a written eleventh-month inspection before the workmanship warranty window closes.

Can he help before I list my home?

Yes. He will walk your home before it goes on the market and tell you what is worth fixing and what is not — which is usually a shorter list than sellers expect.

What does green expertise add?

Green performance is build quality taken all the way through. Marc is LEED-AP and teaches builders how to build green nationally, so energy, water, solar and indoor air quality get evaluated on every property rather than taken from the listing sheet.
