Marc Richmond walks homes the way a builder does. Two decades in construction, new-build and building performance mean he can read a house on sight — where the corners were cut, what the spec sheet leaves out, and which features are genuinely worth paying for. He also teaches builders how to build green across the United States, so LEED, water collection, energy efficiency and healthy indoor air get evaluated on every property. Marc came to real estate through building. He has spent his career around framing crews, mechanical systems, envelopes and finish work, and he teaches builders across the country how to build better. On a new build he reads the plans, the site and the workmanship — not the sales brochure — and he knows which builders stand behind what they put up.

Clients bring Marc through a house because he narrates it. Foundation movement, moisture history, roof and window condition, the age and honesty of the mechanicals, the shortcut hidden behind fresh paint. He is just as quick to point out the unusual, genuinely excellent details a listing photo never captures — and he tells you before you write the offer, not after inspections.
Green Expertise
LEED-AP and a national green building instructor, Marc evaluates energy and water performance, rainwater catchment, solar potential, materials and indoor air quality on every property. Green performance is simply build quality taken all the way through — which is why it sits on top of the same expertise, not beside it.
